GRFI conducts detailed evaluations of selected markets (usually chosen with guidance from the prioritized results of the Market Overview) among existing or target markets. Whereas the Market Overview presents an evaluation of the relative performance merits of the markets, in the Site Selection phase, GRFI evaluates the ability of specific sites within high priority markets to deliver upon corresponding market potential.
GRFI identifies high priority, available sites and analyzes and prioritizes the sites via proprietary Regression Modeling techniques. More than 40 factors are utilized and weighted to produce an estimate of performance volumes for a simulated retail operation. This Regression Analysis has been used by GRFI since 1971 and is accurate to +/- 7% within specific industry classifications.
Site Selection and Evaluation studies provide clients with summary facility development recommendations. This analysis will include financial impact pro forma(s) relative to immediate new facility deployment needs (i.e. site selection and development), as well as existing potential, within specific targeted trade areas.
Along with the resulting point score and corresponding performance projections, GRFI calculates the estimated costs for a given potential retail facility and will produce a Breakeven, Payback and Capital Recoup for each recommended site.
